We have a 6 month lease and cannot break it until oct 2013.What is the maximum number of days I can

We are renting a home and have a 6 month lease.We are looking at homes and have seen some we loved but sold after 20 days or so.My husband mentioned that maybe we can ask the seller to close until our lease is up.Is that possible?

Yes, it sure is possible! It all depends on how you write up the contract.

You just need to find a seller that is willing to wait that long. While somewhat rare, it can sometimes be a great benefit to a seller if they are still looking for a home, building/renovating a home, etc. I just wrote an offer yesterday where the seller was requesting a 4 month closing...so it does happen.

If a seller isn't necessarily excited about waiting that long but it's the perfect home, perhaps you can offer a little more to give them an incentive to take your offer...or put down non-refundable earnest money to show them your high level of commitment...or do their landscaping for 6 months...who knows - the point is, it depends on what both parties can agree to.

First thing that I would do is ask your landlord about an early out.  The rental market is great right now and I have had many people get out of a lease to purchase a home.

You might consider making an offer on a short sale listing.  They frequently take 4-6 months to close.
