We have a FHA Loan and need to do a FHA Streamline Refinance.

We would like to do a FHA Streamline refinance for our primary residence.  We bought our home in Oct 2008 so we know we qualify for it under the FHA guidelines.  My husband had a foreclosure on his secondary rental which was sold at auction in June 2009.  We would like to find a lender that will allow the refinance under their guidelines.  We are current on our payments so the only thing against us is my husband's foreclosure.

Who is your current servicing company?   If it is Wells Fargo and your Fico score is over 640 you should be fine to Streamline.    Contact us through our profile and we can help you out and close in 30 days.

You and your husband should have no problem obtaining an FHA Streamline refinance as the foreclosure was over three years ago, which is the wait time for FHA loans.

Any lender should be able to do it for you. It is all a matter of finding the one you want to work with. :)

P.S. There are two different kinds of FHA Streamline Refinances. One is a non-credit qualifying and the other is credit qualifying (there is also a Streamline with an appraisal but I am sure that is not what you are looking for).

A non-credit qualifying is a much easier process for you documentation-wise. Some lenders also will only be able to give you a non-credit qualifying Streamline depending on who your current lender is, some don't care. And with some lenders your interest rate will be determined on who your current lender is.

A non-credit qualifying FHA Streamline where the lender does not care who your current lender/servicer is would usually be the best bet.

Should not be a problem especially as the foreclosure is over 3 years old. The only trouble might be if your credit scores are low as most lenders require 620 or 640 score to qualify. Contact me through my profile and we can take a closer look at this.
