next door neighbor's home, with less sq footage is valued 20k higher.  Their rent estimate is lower than ours.  Not sure how that makes sense?

Zestimates on Zillow are general estimates and based on a range of public data.  You can get more info on their  definition here "What is a Zestimate?" and Data Sources here: Coverage and Accuracy.   
You may also want to look closely at the facts entered for your home and correct them if they are no longer accurate.  You can do so by clicking on your street address, click on 'Edit'.  Now select your name of the list to verify you are the owner claim the home.  This allows you to change information, add pictures, and create your own estimate.
