We live in CA but are looking to buy a 2nd (retirment) home in FL. We are hoping to do it with 10%

Always the more the better but there are many many lenders out there that lend money. I would look and research because there are always hard money lenders out there.

Good things about FL is we aren't falling into the ocean, we don't get mudslides and the water at the beach is warmer!

2nd homes here in Florida are specialty areas for some of our lenders but it sounds reasonable

Good Luck

The more you put down the better, not only for financing, but your offer looks stronger when presenting it to a seller. I would recommend 25% down if possible.

As long as your credit score and income are good, there should be no reason you would not qualify for financing.
