between having lost $80,000, second mortgae and selling fees we will have to come out of our pockets to get out of here ....need help?

the lenders will most likely cooperate with a short sale. otherwise they will have to foreclose and still will have to accept less that what is owed to them.it will take a while to get a short sale processed. and you dont have to be living in the property during the process.

Sorry about your plight.  You may be able to do a loan modification or a foreberance  if you are not in arrears on your current mortgage and just need time to relocate and not worry about paying your current mortgage.  The new HAMP regulations allow mortgage holders that are not in arears to apply for forebearance or modifications and some banks and mortgage holders are implementing those new regulations right now.  As another professional suggested, contact you mortgage servicer and let them know the story about moving and putting your house on the market.  You may not have to do a short sale to get this behind you.  Good Luck!

Begin by contacting your mortgage holder and downloading their shortsale package.  It will tell you exactly what you need to do and what documents are needed and what the qualifications are.  For a short sale you do need to show some sort of hardship. I've done short sales where sellers were simply leaving state for a new job so you never know!  Good Luck!  Questions?  Contact me.  I can recommend an agent in your area.

Wow!  What a spam fest!   That's a record, four for four Premier Agents!  Didn't your reps mention the Good Neighbor Policy?

Note to the original poster, one agent was good enough to write "if you qualify for a short sale".     Qualification is not automatic, simply being under water is not sufficient.  It is worrisome when agents don't mention this, it could be leading the consumer astray.

Hello Rohn, they are right in that a short sale won't cost you a dime. In fact you might be eligible for money back.
