You should absolutley want to contact a local REALTOR that you can trust and provide you the service you deserve and count on.  At RRG we would be able to set you up with a private consulatation to show you the benefits of Buyer Represenation. Yes you definitely want to contact a local REALTOR that you can trust.  You deserve your own representation during the process and that service is free to you as a buyer.  A realtor will walk you through the process and will pull comps of the property to ensure you don't overpay in your offer price.  The market is on its way up right now so you shouldn't wait to buy.  Prices will not be this low, this time next year!

I would contact a local REALTOR.  (You may or may not be aware, but the commission for a buyer's agent is paid by the seller, so the fees you'll incur as your closing costs are title/escrow fees, inspection fees, etc).  Make sure you ask him/her what areas they cover.  Also let them know exactly what you're looking for (investment property, primary residence, 2nd/vacation home, etc).

For example, I cover the greater Phoenix Valley area from Glendale/Peoria (West) to the city of Maricopa (South West), East to Mesa & Apache Junction, North to Scottsdale, South to Gilbert/Chandler and South East to Queen Creek/San Tan Valley.  It's a large area, but most agents who assist buyers will likely have a similar coverage area.

There's not a lot of inventory available under $75,000 at the moment, but after some diligence I'm sure you'll find some suitable properties.

The most likely areas to find a single-family home under $75k are Central Mesa, South Phoenix, Apache Junction and possibly Queen Creek/San Tan Valley.
