I recommend search for a real estate professional on zillow & then reading their client reviews.  No better recommendation than people that have already used their services.

If that does not work, I will be more than willing to refer you to a quality RE/MAX agent and no other broker in the WORLD sells more properties AND RE/MAX just won TWO J.D. Power & Associate awards!

Talk face to face with Local Agents and find one..

I would call several agents in your area to ask them exactly what you asked in your question. Ask them for the days on market for houses like yours, ask them for the median price for your neighborhood area and ask them for all recent sales in the last 6 months.

There are agents listed on Zillow that you can find here, but you also may want to look to see who is listing houses in your local area. Call 3-5 of them and tell them exactly what you need to know. A good agent will show you raw numbers and not put rosy face on them. They will give you a realistic idea of what it will take to sell and what you can expect to get after expenses.

Client reviews for your local agents on zillow is priceless.  Someone has to really be compelled to take the time to submit a review for their realtor.  Also, ask people you know who have recent sold a home who they used and what their experience was.  Finally look at the signs around the neighborhood you live in and see who is selling in your neighborhood.

tips for choosing your listing agent:

1. experienced realtor with many years of business under his/her belt
2. experienced in the area your home is located in
3. provides every service currently available to realtors (website for your home, virtual tour for your home, exposusre on all real estate websites, conducts broker/public open houses, lists property in MLS, uses professional photography, uses professional staging, etc, etc.)
4. knows who the most likely buyers for your home are and has a strategic plan to target them after you list the home for sale.
5. works at a competitive commission

I agree with a lot of the other responses.  Shop around, interview a few local agents.  Look for agents that tend to go the extra mile....(you see them in Zillow, but also craigslist, yahoo homes etc.  Like with everything, after meeting more than one a winner will stand out.  Ask them why they are better

There are only two things that a realtor needs to do for you. Marketing and getting through the escrow process. Any Realtor can get you through the process, but the top agents will sell your house fast and for the most money. Hire the best you can find in your area. Meet with a few and have them explain their marketing plan for selling your house in the next 6 weeks. If they only have a few tactics and no actual marketing plan, keep looking. You will find a strong team that you will feel comfortable and confident with.

These were all great answers.  There are a few things you can do before you go agent shopping.

Clean, clean, clean.  Get your house ready for sale.  Make it look the way you would want a house to look if you were going to move into it tomorrow.  One of the best lines I heard on HGTV to a Seller was - "are we selling your house or your stuff?".  Get as much of "your" stuff out of the house as possible.  Take down family pictures (your moving right, you'll have to pack it up eventually), Get rid of display cases and their knick knacks, take the notes and magnets off the fridge, hide the countertop appliances (a coffee pot is OK), if you have two couches and 8 chairs use 1 couch two chairs and make sure they are clean or cover them.  If you have bright colors on any walls - neutralize them.

A good Realtor can give you additional staging tips and I recommend watching Property Virgins on HGTV so you can see how buyers really react to what they see when the walk into a property.  Nothing sells faster than a pretty, clean house! :)

Ask friends and family if they know any Realtors that they have used in the past.  Otherwise, I would recommend finding a handful of agents on Zillow.  Each agent should give you (roughly) the same market value price.  However, keep in mind each agent's opinion of the value of your home will fluctuate a little (pricing is an art, not a science).  From there, make sure to interview these handful of agents.  Ask them how they will market your home.  Also, make sure to ask for recommendations...and call those recommendations.  Good luck with the sell of your home!  :-)
