We won't be able to sell our house until mid July. Is it to early to sign an agent?

No, it's great timing to start interviewing and deciding which agent is the best fit for you.

And, it gives the agent plenty of time to get a great marketing plan and materials together to present your house in the best possible light.

Compare that to a recent listing I took on a Saturday.  By Monday, they couldn't understand why the custom printers didn't have the flyers already done.

Also, getting an agent on board now will allow you time to stage, clear out clutter, donate items, and be completely ready to sell asap.

Interview a few Realtors and choose the one that will do the best job to market your home to sell.  It is not too early to get all of "your ducks in a row.
Good luck!

You can get under contract with a real estate agent now and the agent can list it for sale at a later date. It would be helpful to at least talk to an agent or two to figure out what you need to do to get the home ready for sale.

I wouldn't list the home until after your sale. Just don't drag the process out as you don't want to end up listing late in the fall when buyers become scarce.

The closing might take about 30 days after you have accepted an offer,45 -90 days to show and get an offer on the table. I would start interveiwing now agents and norrow down my chooses. I hope all the best.

Hi There, I too would start talking with agents about listing your home.  This will give you time to look at each of the different marketing strategies they offer.  They can be there to give advice when it comes to staging and getting your home ready to show.  We offer a list of items to do to get your home ready for sale, this will allow you to start checking some of those items off so that you will get the best possible offer for your home.

Good luck!

Actually, the typical escrow runs about 45 days, you could always ask for a bit longer if you needed the time...so timing might be just right. If it takes any time at all to sell, you will be right on track. It depends what the market is like in your area and what the average days on the market is.

Now is a good time to get going with the process.

Good luck,

Team Kern

I would interview agents now and get one chosen, but not sign any listing agreement until you are actually ready to sell.

Now is the perfect time to list your house. You are not under any pressure and can take your time to search for the agent that best fits your style.

It is actually perfect timing. By the time you get the house listed and have your first open house it will be almost June. Assuming you get an offer right away and do a 45 day close, that would put you through mid July for a closing date. Let me know If I can help! Good luck with your move!

The house which is not being lived in will be full of items for a house sale. It will not be in the best viewing shape for showing potential buyers.

When you say mid July, does that mean you can move out then or does that mean that is the time you wish to have to on the market?

It can take time to find a good agent.  Interview them rigorously.  Learn about their marketing plans for your house, their communication style and many other things that help make them a good agent for you.

I would go on and contact an agent and start interviewing.  That is right around the corner.  I really believe this is a perfect time.
