This statement "We are going to sell and list it just over what it is worth." is in conflict with this statement "we are in a rural area away from a city. People have to commute from here so it makes it more difficult to sell "
You already know there are not a lot of people looking for a house in your area. If they see other houses for sale that look similar to yours for $100k and yours is $105k they would look at your house last. That means the odds are another house will sell before yours is looked at.
Why should anyone look at a house that is higher priced than other houses near it? Just a small amount of difference in asking price can put a house on the list to look at or the list to not look at.
Buyers tend to look at the cheaper houses first. That means price your house just below what it is worth if you want a quick sale.
Do not forget that as gas prices increase it will have a direct effect on the price of your house. If I have to spend $15 or less a week in gas to get to town (as it did before gas went up to $2 a gallon) it does not make much difference in what a house costs to buy. When I spend over $50 a week to drive to town (as I have done recently) that cuts down on the mortgage payment I can afford. If gas does get to $4 or even $5 a gallon as some say is possible this year buyers will look to buy a house much closer to work.

If you are looking to sell, I would target buyers in CA around the Bay Area who might be coming close to retirement or are about to telecommute. The picturesque setting and proximity to health care in Eugene would be a plus and to CA buyers your price will look like a deal.
I would look into advertising in areas like Santa Rosa, Livermore or in East Bay communities. Homes and Land can be a good way to reach those buyers and make them think about what an Oregon property has to offer. You can also target people in Portland who may be interested in getting farther South out of the gray day band and into a more rural setting.

Our home is not under water. I never implied that. We had an apprasial done. We are going to sell and list it just over what it is worth.

No one on Zillow can answer this question. I strongly urge you to find a Realtor you can trust to determine your home's value. Zillow's values aren't true values. You might ask for a referral from the VA center in Eugene or Springfield, or from the National Guard in Cottage Grove or Eugene.
Your letter implied that you were worried about the possibility of owing more on your home than it's worth. If that's true, you need to get foreclosure avoidance advice from a HUD agency or maybe the VA. Forclosure avoidance runs from loan modifications to selling the home. Military families have special rights, especially with a VA loan. But if the home goes into foreclosure, it could impact your husband's security clearance, and you don't want that.
I'm not saying this to be scary. You're probably just fine, but you really need information right now that's not available on a Zillow forum. IN my experience, you can have more control over your situation the sooner you act.
