Add a lead generating "Wish List" program where only you capture the leads.
With 80% of the buyer's surfing the net before making contact with an agent, builder or mortgage company you need to capture them at your home page.
This gives the buyers some thing in return for their housing search and allows you to know what they are searching for, in the place they will call home.

All these sites I am seeing are really nice looking and are definitely on the right track, but they all look the same to me in the sense that there is so much going on I don't know where to look.
I am a real estate marketing professional, but even before that I am a home buyer / seller constantly looking to find great opportunities. When I go to pretty much any real estate website now I feel like I have been there before except the site is just wearing new clothes.
As I am sure most of you agents are, I am constantly trying to find out what can be added / removed from a site to make it convert. I am yet to find a concrete answer to this question. And honestly, I do not think that I ever will because there are so many things that come into play and the nature of online traffic and leads is constantly changing.
