Several tools you can use in performing a quick pricing of your home that your local realtor would use include:

Local compareables
Current assessment
Recent sales
Zestimate (for home owners)

-Local Comparables and recent sales: Zillow would be a great help for this, you can peruse through available listings as well as recent sales to see what homes similar to yours have sold for.  Please try to keep an unbiased eye while searching.  Concentrate on size of home, beds, baths, yard size, garage and of course, location.  What homes sodl for is much more important in determining price than what is currently active on the market.

-Current Assessment: Not always the best barometer, but I like to use the sale price/Assessment ratio when researching neighborhoods.  You may find that your neighborhood tends to sell at a 10% premium over the assessment or perhaps 10% discount.  But over all assessments are a good start, but not always spot on.

-In recent years Zillow has modified it's Zestimate formula and the number is coming in much closer to a real value.  But this is not always spot on (sorry Zillow!) it takes a professional's gut instinct to tell true value and you can never put areal number with a formula, you have to stand inside the home to truly determine value.

Theres like 4 online tools here - http://practicallist.com/how-to-figure-out-your-homes-value including zillow. Plus they talk about how to use them to get more accurate values using these tools.

Good Morning Darlene

To obtain a value for your home try and find an agent that specializes in the area the home is in.  It is SO very important that your agent is very familiar with the area as that can seal the deal when selling a home.  If the agent cannot sell the neighborhoood and speak knowledgably about the area, than in my opinion the agent shouldn't be selling your home!  I know there are some really great agents in NK, I am sure you will find the perfect one!

You should definitely find a professional Realtor to do a Comparative Marketing Analysis.  Once the CMA is completed and the Realtor meets you and sees your home, it will be very easy to find a good value for your  home.  The rest is up to you.  There is never any cost or obligation...just good information to help you decide if this is the right time to sell.   If I can help you in any way, my contact information is listed.

Thanks for your question Darlene.  I recommend finding a full time, professional Realtor in your area via Zillow and read the agent's past client reviews.  If this does not work, I would be willing to help you find one.
