And dont forget to put up any and ALL valuables (And lock away guns/ammo).  You are letting complete strangers into your home.  Be safe and take precautions.  And remove pets if possible and any cat boxes/dishes.

And dont be afraid of a little rain.  I find sometimes the over cast days have a much better turn out than the beautiful sunny day when everyone wants to be at the park.  Rainy/overcast days people are looking for something to do.  Place plenty of signs/directionals  (Ive placed signs coming from every entrance/direction before). and get something flashy like balloons.

Good luck.

Adding to these great suggestions, I think one of the key things is to welcome people at the door.  Something as simple as that can go such a long way.  Good luck!

You have received some great answers.  I'd like to add that you don't hold the open house alone.  Always have 2 people hold the open house.

Everyone may have a different approach and there is not one single way that would be the best way.  the results of an open house will vary as 1 event may have a good turn out while another event may not have a single person show up.

You have to think about what your goal is?  Looking at your home?  Getting feedback so you can adjust price, staging, etc?  Or are you an agent looking to hold open a house to gain more business for yourself?

If your are not an agent and you're looking to sell it FSBO (For Sale By Owner) then I would suggest marketing the home to agents.  Make the local agents aware of the home.  Make them aware if you are willing to pay a commission for the sale.

Best of Luck

I agree with the comments from others, in addition, I suggest selecting a date and time that many people would be available.  Saturday - people have little league or soccer etc.  I suggest a Sunday afternoon that does not have any conflict with a competing event in town , such as a game day or a holiday, like upcoming soon Mother's Day!  Good Luck!

I'm assuming that you are doing this yourself and not with an agent.  I would market it well before.  Let all your facebook friends know.  Let all your neighbors know and invite them (they know people).  Post it on Craigslist.  Post it on Zillow.  Post it on your local mls listing.  Then put out lots of signs just before your event.  Make sure your house is welcoming and clean.  LOCK away all of your guns, ammo, medicines, personal papers with account numbers, checkbooks, and cash.  Finally, say hello to people but do not follow them around.  Most important, relax and be yourself.
