What's the best way to represent a buyer?

When providing renters with quality properties in your local area, what is the best way to connect a non-represented landlord with my client, the renter?

I like to represent the buyer/tenant for the best possible outcome.  Landlords respect buyers working with agents traditionally because of the 'weeding out,' process that happens when taking on a new client.  Also prospective tenants are more likely to higher per capita income, a proven credit history and multiple solid references.
