wow, a guarantee from a company that uses a gmail account as its primary contact and doesn't have a registered address nor apparently the technical expertise to set up a web server... thats right up there with the federal reserve's AAAA rating, that is.

Legal team is short for what exactly? i hope your legal team doesn't have the irrational misgivings of college that you expounded upon these pages here today.

err no they aren't. fact is banks have contracts that are ridiculously one sided, but are in fact legally enforceable even in a bad economy.

every single modification that has been or will be done is done on a case by case decision in a forum where the federal govt has no power or oversight with a criterion that places value on the bank's position. also, not every bank is a receiver of bailout funds, of the ones that are, not every one is a reciever of tarp II which actually had strings attached to the money, of the ones that are, none of them are disclosing where the money has gone, so govt is really not in a position to make anyone do anything.

FACT IS that the banks and lenders ARE REQUIRED to do MODIFICATIONS for WHOEVER is in Hardship due to the economy. They accepted their bailouts with TERMS!! The terms are that they are required to USE SOME OF THAT Money for modifications. Study up some more, then answer these critical questions for adults who have owned their own houses for 5-10 years and had to make a living to do it, not sold out, and are now living off their dads estate to play around at college and jerk around on sites like this........

Sometimes when you call into your bank, you may not find the right person that knows if they really offer loan modifications or not.  Try calling again and again.  If you keep getting a NO from your bank, a Loan Modification Attorney that is reputable will check it out for you for free.  I

I also have an interesting article, about homeowners calling into their banks and trying loan mods on their own, which is not much different then your bank telling you NO.

You need to be more specific to what you current financial situation is. Why are you looking for a modification vs a refinance?  All I can tell you is do not go behind in payments just to get a modification on your loan. You are putting your self at risk for future credit approvals and will not be worth it in the long run.
