What about credit unions, are they more flexible to work with than big banks?

Flexible how? There are several more choices other than a CU or a big bank. Are you doing an FHA loan? If so, I believe you will find a better deal right here on Zillow. Once you get their offer post it here before proceeding.

My credit union does do FHA,I have been talking to the branch manager off and on when I visit,he says when I'm ready just come in and see him and he will get start the process.

You should talk to those you might use and see what they offer.  In my area the credit unions don't do FHA loans, and thus, their mortgage programs require bigger downpayments.  On the other hand, their rates are slightly better than the larger banks.  Good luck!
