Hi Mia, we're here in Los Angeles and have been doing short sales for over 15 years. Although I was not an agent 15 years ago, I have heard they are much different today than before. Personally I do an average of 4 per month. Generally 2nd liens are not too difficult to deal with as long as you submit the short sale package properly and push them. Remember, if the client declares BK the second is in no position to negotiate- use this as amo when dealing with stubborn banks.
