What are "Combined Facts" v/s "Public Facts"?

Sukesh, wetdawgs explained it well. The thing I will tell you about Maryland is that the Zillow Zestimates are often *WAY* off from true value. The best way to find a good value range is to hire a buyer's agent to help you, and they can do a competitive market analysis for you and guide you in the right direction.

Public facts are those obtained through public databases, and hopefully are what the county assessor has on their records.

Combined facts are how the owner/agent has edited the facts.   While usually correct, if there is a disconnect between public and combined facts I'd check even more carefully than if they were were consistent.   Why?  examples: it isn't unusual for owners to put square feet from a basement into the combined facts, or unpermitted additions.
