Sukesh, wetdawgs explained it well. The thing I will tell you about Maryland is that the Zillow Zestimates are often *WAY* off from true value. The best way to find a good value range is to hire a buyer's agent to help you, and they can do a competitive market analysis for you and guide you in the right direction.

While usually correct, if there is a disconnect between public and combined facts I'd check even more carefully than if they were were consistent. Why? examples: it isn't unusual for owners to put square feet from a basement into the combined facts, or unpermitted additions.
