Well, it looks to me the only helpful one on the rigor list was "free", and that only is if it really is, rather than intentional selling agent market deception.

All the rest of the words are so over-hyped they immediately drive people away, labeling the ad as typical marketing propaganda.

By the way, if you post catchy phrases provided by others, it will either appear as an outdated misused cliche, or as plagiarism.

Oh, and ads with the words Foreclosure or Short Sale seem to work well.

It takes a little more active management of your ad, but it's great if you can promote current happenings around your listings (listing ads work better than branding ads, if you are measuring success by clicks).  For example:
Open House This Weekend
Just Listed
Just Price Reduced

If you are going to go the branding route, I'd stay away from the "call me" messaging.  If you have some unique report or feature on your website, that would be good to call out.
