It sounds like you are in a good position to purchase a home. If you have not already gotten pre-approved for a mortgage get that in hand. That is step number one! Then you should talk to a good buyers agent. Interview a few if you need to. The best thing to do is meet them at their office and see how they handle buyers. What their process is for getting you listings, showing you homes, communicating with you and most of all connecting with you. You should feel comfortable that this agent is going to be working for you and working with you to get you the best home for the best price.

The next step will be to contact a lender. A pre-approval letter is almost a necessity now. You'll also want to make sure you have enough for a down payment and also have enough to pay closing costs if necessary.

Before you do anything more you must be pre-approved so seeing a lender is your next step. You also need to educate yourself on short sales and bank owned homes you will get more house for your money.

Purchasing a home can be easy with a Real Estate Professional. As a Buyer you would not pay a penny to the Real Estate agent. Why not use years worth of knowledge and expertise for free? I would say your next step is getting preapproved for a mortgage and saving up for a down payment.

I would recommend contacting a couple of mortgage companies and developing a plan to obtain a pre-approval letter. A mortgage broker can look at all your finances and take in other factors such as debt/income ratio, down payment, etc.. and help you decide what you can do to guarantee financing within 6 months.
