What are my options for a 2-unit primary residence with 5% down and a nonoccupying coborrower?I plan to help my mom qualify for a loan this fall so she can buy a 2-unit property to use as her primary residence (will use rental income to help pay mortgage). I plan to live there for 6 months to save some money and let my credit score recover, then my fiance and I will buy a single fam house in the spring with a loan thru his credit union or maybe fha. Our combined debt to income ratio should be sufficient to get a house in our price range, even with my mom's mortgage factored into our debt. I've learned that FHA doesn't allow nonoccupant coborrowers on 2 unit properties, but I haven't been able to find any 5% down loans that can be used for 2 unit primary residences in my online search. What are our options??
