Go to your bank or credit union and talk with a loan officer. You have nothing to loose and it costs nothing. You have done an excellent job by saving $10,000 ... that is a huge accomplishment! It also sounds like you have little or no debt, so you would have a good debit to income ratio for a smaller mortgage.
Once you find out if/how much mortgage you qualify for, ask a realtor in Baker City what is available in your price range.

Look into the USDA Direct Loan Program for low income borrowers and also see if you qualify for any of the USDA Repair Grants available.

Do what Ms. Klebaum says, but I think you need to be patient and increase your income.
A rule of thumb is to figure around 30% of your monthly income for housing. If you have a good credit score, you might be eligible right now for a mortgage around $45,000, figuring a 4.75% interest rate and 30-year term. But that might be adjusted for taxes, insurance and mortgage insurance. Different programs might alter this ratio a bit, but I don't think by a lot. It's best to ask a mortgage pro in the area where you want to buy.
If you could take time to build your income, you would be eligible for something pretty nice, especially with the savings you've done. Kudos to you for doing that.

You might be able to buy a manufactured home in a park for around $10,000 or maybe less. Then your only housing payment would be your space rent. Contact some Realtors in Baker City. ... Great job saving!
