HHmmmm...... No mention of Piety Corner in these posts.  I would take "The Lanes" over Pigeon Hill anyday.

All the "expensive homes" are in North Waltham. I am working with a buyer in that same area now so I'm seeing a lot of these. there is also some new construction on Forest st. now and there are two lots being sold, so  you can still customize your house and end up at under $800K.

Depends what you're looking for. North Waltham (closer to Lexington and 128) is considered to be the most desirable and has the best elementary schools in the town - MacArthur and Northeast. South Waltham (Moody Street area) offers a busies, more urban neighborhood with restaurants and stores within walking distance. Waltham Center (Main Street/Lexington street intersection) offers the convenience of local and express buses, as well as the Commuter Rail to Boston. Take your pick.

Most desirable homes expressed by buyers are by Bentley Collage the Forest Street area, Pigeon Lane etc or by the Waltham Lincoln line off Trapelo Road there are a few small clusters of homes. So north Waltham seems to be a continuous theme my clients have asked me to seek out.
Hope this is useful. Let me know if you have more questions or need help.
Thanks!

Check out the locations around Bentley University, all very nice areas. Lots of new condo developments, Pigeon Hill offers some beautiful city views.

If you're looking for $600k plus homes, look to Piegon Hill or almost any side street off of Forest St after Hatherly/Harrington Rd.  Also, Lincoln Woods off of Old County Rd near the Cambridge Reservoir and Candlewood/Sherbourne Place off of Trapelo Rd.  These are the priciest neighborhoods in Waltham and would be worth a look.

wbrokow1,

The higher priced homes are in the Pigeon Hill area off of Forest St.  Other desirable neighborhoods include Warrendale which abuts Watertown and Belmont, and the neighborhoods that border Weston.

Prospect Hill and Lyman Hill in Waltham both have some great views of Boston, but there are only a few unique properties that would meet your criteria.  If you're looking for neighborhoods with higher property values, maybe you should be looking in the next town over, Weston.  In Weston a $600k home is in the low end of the market.

"The Island" area on the southside of Waltham right next to the Newton line is a very nice neighborhood.  It's a mixture of roung familes, middle-age people and some elderly too.  It's surrounded by the Charles River on three sides and once was truly and Island ergo, the name.  There is a brand new park/playground for kids to play and people often walk their dogs at Forest Grove, an MDC conservation area on the Island.  It's a quiet area but within a mile of Moody and Main streets in Waltham.  One may take The Riverwalk from the Island directly down to Moody St. and be there within 15 or 20 minutes depending on one's pace.

Hello:

Asking what the "best" neighborhood in a town is like asking what the "best" flavor of ice cream is.  Everyone is allowed to have different opinions.  There's a lot of criteria to consider:  Do you have children of a certain age that you want to go to a certain school? Clearly, you'll want to find a neighborhood that is in that district.  Or are you looking for the neighborhood that has the highest $/sq foot sales?  Or maybe the fastest sales times?  Most people choose neighborhoods based on where in town it is located.  For Waltham, if you commute to Cambridge, the Belmont side is very convenient, but if you're in Burlington you may want to be on the West side for better access to 128.  Route 20 is very crowded during rush hour, and not thinking about your future location could add a lot of minutes to your commute.  If you have specific criteria, I'd be happy to discuss with you more specific recommendations.

Sincerely,

Matt Heisler
