I would advise pursuing this. The title company you're using will be able to uncover any issues with title (liens, permits, etc) so that you shouldn't have any surprises.

Don't know about your states property tax laws. But, if similar to CA your tax base will be adjusted to your sales amount. I would take a wait and see attitude.

1) the county re-assessment ends up coming in higher than it is currently, thus raising your taxes
2) While "researching" your property for the re-assessment, the county could find other "issues", such as improper permits, etc., that they could then decide to make an issue of.
