What are the cons of fighting a tax appraisal amount?

I am about to sign the papers on a house, and the county has it appraised for $417,000.   I am buying it for $297,500  and a local appraisal company appraised it (for the bank for $310,000.  This "bank" appraisal was based upon 3 "like-kind" homes in the immediate area.    My question is... What would be the cons/side-effects of going to the county and ask for a re-assessment to lower the taxable amount?    I may want to get a Home Equity Loan in the near future and want to be informed of any negative consequences for the future.  Because I really do believe that the taxable amount could be lowered due to the current economic times......Please advise!   Sincerely, New Home Owner.

I would advise pursuing this.  The title company you're using will be able to uncover any issues with title (liens, permits, etc) so that you shouldn't have any surprises.

The current market value is considered to be the sales price, since that indicates how much someone is willing to pay for the home and how much someone is willing to sell it for.  That goes a long way in fighting the current tax assessment, regardless of what your county's tax assessor's procedures are.

Be aware that there are time limits as to how long you have to pursue this.  Your title company will have the information for your county.

Don't know about your states property tax laws. But, if similar to CA your tax base will be adjusted to your sales amount. I would take a wait and see attitude.

the only potential negatives (other than your time and effort) would be:

1) the county re-assessment ends up coming in higher than it is currently, thus raising your taxes

2) While "researching" your property for the re-assessment, the county could find other "issues", such as improper permits, etc., that they could then decide to make an issue of.

Other than that, you have nothing to lose.
