Talking to a 203k specialist who understands the loan program from FHA, and who knows contractors in the area is important to getting the loan closed and you moved into the house in a timely manner. [link removed by moderator]

Just about every one that is still in business. There aren't too many programs left. We can't afford to be picky like that.

My experience is that many lenders do an excellent job with FHA mortgages. For first-time homebuyers, it is the most common means of funding used right now. And it has a later advantage of being one of the only assumable mortgages out there! I think the first qualification for a good loan officer is to have a door you can walk in that is in your town.

I would suggest that you contact your Realtor for suggestions as to banks and loan officers s/he would recommend. We deal with them day in and day out. Identifying efficient loan officers is crucial to doing our job effectively.

If you do not yet have a Realtor, you might visit Sunday Open Houses, and ask the attending Realtor to recommend a loan officer.

There are many lenders that offer them in Michigan and very few that do them well. Even the big players like Wells and CW have many loan officers that have trained on the product but aren't familiar with it. I have trained on it, but only know enought to be dangerous. So ignore the lender and find the right loan officers at these companies, or even the gentleman who responded below. You will also need to find out if you need a full blown 203k loan or the 203k streamline. That will impact who can do the loan. A expert on the product will save you much time and grief. I apologize that I can't recomend any experts which is your real question, but I wanted to express the need to find a expert rather than just a provider.

Hi Ivyshoo,

Wells Fargo and Countrywide used to do them nationwide. I am from Michigan and know the 203k loan products very well.

Call or email and I can possibly help find a solution.
