What are the peak real estate months in Michigan?

If it is March through August can you put the months in rank order?

By "Peak" do you mean buying or selling?  Typically buyers can get much better deals in the winter as it's less fun to move in snow.  Also for first time buyers there may be more opportunity with less competition.

However, I believe when selling there's nothing like a beautiful Spring-Summer day to entice buyers into making life changing decisions.  Yet if you sell during the peak season you'll usually be buying in the peak season also.

All above comments are good, but I would like to add something.  The weather is Michigan has a major affect.  I hear a lot of get me into the house before the snow from clients.  Those are usually the slow times.

West Michigan Stats show the peak months for sales in 2013 being May and June.  This market is still driven by lack of inventory and low rates and I expect sales to stay strong until those two things change.

Typically Memorial Day to Labor Day (Late May to Early September) are the busiest months throughout the course of the year. Weather is great, schools are out and exteriors of homes look the best. If I had to rank the months in order, I would say it would start in this order (busiest to least busiest) July, June, August, May, April, March.

For new home construction, February & March are usually among the busiest months, followed by July & August...

Dear future Homebuyer or Seller  :)
Should I say every month is good?  :)
Usually it starts at the end of March-beginning of April. Most people who have to move start planning to have the house sold by the time school vacation starts in the beginning of June. Then we slow down a little in August, when a lot of residents go on vacation and we peek again at the end of August until Mid October, Most need to be in a house by the time school starts to get the kids registered in time; they need the proof of residency. After school starts in the beginning of June until mid of October we see a lot of late movers come in, where contracts have been delayed and the transfer took a little longer.

The rest of the year we do not see that high of a volume on sales but the sales that are coming in are high quality because only serious Buyers and Sellers are putting themselves out in the charming Michigan winter. Hope that will help you. Have a wonderful evening and thank you for this great question. Silke – Coldwell Banker Shooltz
