What are the requirements for a VA loan?

Private Practice Family Doctor had family issues rougly five years ago, started expensive divorce proceedings lasting two years.  Ultimately dropped the divorce and have been happily married ever since.  Financially it was a huge toll.

For a VA pre-appoval letter for home financing you will need the following:

1) 30 days pay-stubs
2) two months bank statement
3) ID/DL
4) Proof of VA Eligibility
5) two year W2s & tax returns

Yes in Florida, but actually we may move to Texas of all places.  Looking into so many options right.  Kids grown and we plan to buy in the next year and the reason I say the next year is we don't know if we are going to stay in Florida or move.  Texas has one of the longest and hardest paths to get a medical license as my husband found out this weekend.  So he is looking at all options.  If you go there I will keep you in mind.

From the looks of things you are in Florida correct?  Are you looking to purchase in Florida as well?  Although we are in the same Time Zone (Pensecola and Texas crazy right!), I am only licensed in the state of Texas. I am sure there is a lender in FL that would be able to assist you!

The DD214 was put on file in public records years ago so we would make sure it was alwasy available.  This would be a subsequent.  Used once but sold that home.  Didn't use for second home.  Does have disability but not sure percentage think its 10 to 20.  Don't know what you mean by funding fees and is their a requirement for down payment.

You will also need a copy of your DD 214 or your "Certificate of Release" from the US DOD.  This is used to pull your "Certificate of Elegibility" to determine what your funding fee would be on a VA loan.  

The funding fee ranges from 1.25% to 3.3% depending on how much you put down and if it is a first time use or a subsequent use. 

Most Vets with over 30% disability are eligible to have the funding fee waived.
