Case in point - I once had an agent hand me an offer for a house I was listing - and as she hands over the contract she says - "My Clients are not going to pay much more than this "

In my opinion most people want someone to listen first and keep their mouth shut. Too many times to count I have seen a client start a sentance and the realtor finish it with their opinion, a story about their childhood, or other unrelated information. My pet peeve is a realtor who cannot focus!!

1. I care about my clients......and I care about my commission check - one doesn't cancel out the other....I am working to EARN A LIVING - aren't you? That's not a bad thing........but let's be honest.....we aren't doing charitable work..............at least I am not!
I make no apology for that, and any clear thinking consumer understands that what we do is our JOB.
That doesn't mean I will not be truthful and follow an accepted code of ethics, and work for my clent.........but these cutesy little phrases like "care about your client" and "likes to help people".......... are just so hackneyed, they become disingenuous.

As a realtor, you should become you clients trusted advisor. I'm thinking I would like some professional skills in that mix too, like knowing how to take reasonably decent photos, and how to maximize market exposure, and being accurate in the details. Also doesn't hurt if they can sell a listing for full market value in less than 30 days, or able to match available inventory to actual clients' needs and desires.
