What banks support 5 or more mortgages?

I have 5 mortgages( 4 investment properties and my primary home).  I'm just trying to refinance one of my investment properties to pull out some cash, but I'm having a hard time finding a bank to help me.  They can't only deal with 4 properties...Any ideas..  I'm tired of calling around.  I'm in NC.

I'm currently working with Corey Lenard at The Federal Savings Bank.  I'm currently do a refi with cash out.  I'm using the equity in one of my properties to pay off another, so I'll be back at 4.  One reason to do this is the consolidate, plus the other properties has PMI, so I'm killing two birds with one stone.  I then plan on purchasing one or more properties.  Corey has been great to work with.  He doesn't just start the process and disappear.  He has answered my questions throughout the entire process.  Prior to this refi, we refinance my primary mortgage.

Simple life properties.. Have you found a way to refinance under the 5-10 program? I was just told that the 5-10 program only works if you don't have invention loans. Only FHA, VA and Jumbos. I need to refi. Any advice would be welcomed.

Agree a local broker is a good idea, but you'll need one that has access to portfolio lenders.    The 5-10 property program mentioned here does not allow any cash out, only purchase or rate and term, and this is why you are having a hard time finding the loan you seek.

Most places you call will be offering the same Fannie Mae, Freddie Mac, FHA and VA programs that everyone else does, only the tougher to find portfolio lender who will keep the loan on its own books will be a possibility for your scenario.

Be prepared for higher rates and ARM loans in this situations.   The rates should be reasonable, but not quite as low as you would find with mainstream financing.

I would contact a local mortgage broker in your area.
5-10 financed properties is the program
This would be a wholesale product offered through the broker channel.

You will probably be capped at 70% LTV
