It's probably due to the low loan amount.  Zillow lenders don't quote a lot on lower amounts, especially if it costs them $ if you click on their quote.  For yours, it's $1 per click... 

Everything else about your request looks good.  Go to the Zillow directly and shoot a couple of the top lenders in your area your Request ID and they can send you a quote directly.  You may want to compare conventional and FHA loans since you're only putting 5% down.

Its best recommended to talk to someone specifically about the details of your situation.  As much information you have that the Loan Originator can also have will always help everyone involved.  Be honest, tell them what your looking for, what credit you have and anything that may impact the loan you should disclose or ask if it would be a factor.  Boils down to who you are most comfortable with as well as providing you the best option for you.

You should get a copy of your credit report.  This way the other lenders do not have to pull credit.  You can take that to another mortgage broker and they should be able to give you a quote since they would know your credit scores and income at that point.  Definately compare rates and fees.  Best of luck to you.

Have you tried contacting some of the lenders that provided you quotes originally to see if their rates have improved, and/or to discuss your specific situation to see if there is a better program offering than those that you previously saw on Zillow?

If not, I would start there.  Best of luck!

Let your current lender know that you plan on comparing their rates and costs. The lender will appreciate you being direct and honest. You can always compare to other companies (ex if you are current working with Wells Fargo Home Mortgage, you could check out Bank of America Home Mortgage). Good luck
