You may want to put in another zip code for the propety. The filters that lenders and loan officers use to generate quotes may exclude your zip code or county. For example: I didn't send a quote because I only quote locally on Zillow (Richmond area) to keep my business personalized. It looks like you are getting very competitive quotes though...

I agree with James, paying 2.25% for UFMIP and monthly MI for 5 years would be a serious waste of money on a loan with a 43% loan to value. You could use half of that 2.25% to get in the 3's on a conventional loan and not pay the $116/month MI for 5 years.

Hi Jason, Under Zillow's new quote for fee structure, your quote was assigned a fee for contact, not a fee for closing. Those fees add up, and some lenders may reduce their quoting for lower balance loans with higher fees. I reviewed your quotes, and I see you have been quoted pricing that I cannot even match...and I have pricing from over 20 lenders across the country. With your LTV, I see some have quoted you FHA loans to bait you with lower rates. However, with the UFMIP at 2.25% and monthly MI payment, so I would avoid those quotes. Good luck on your refi! Jim, Home Savings of America.
