Frankly, I think the conversation should start with your overall goals, then review your current mortgage, value, income, credit and discuss your options.....then talk rate.  The lowest rate in the world is not a good idea if you are planning on moving in the next couple years.  Conversely, the higher rate, no cost loan probably makes no sense if you are planning on staying in your home for a long time.  Start with a plan and goals and build the perfect loan from that strategy.

The rates you are being quoted appear to be in line with todays rates.  Fees are individual to the lender, some seem high & some seem to be the norm.

What exactly are you looking for in regards to your quotes?

To actually get a more accurate quote, the lender should be asking you several questions.   If you just call and say your looking to refinance what is your rate today and they give you one...chances are it's not accurate.  A lender should be asking you the term of the loan your looking for, type, loan amount, loan to value, your credit score, are there any subordinating loans, primary or investment property, so many questions to give you a good quote.

Call another lender..........there is no charge for a estimate on a loan.
