You've received such excellent advice from the other contributors that is leaves little for me to say. Make sure the first impression is good--meaning curb appeal. That involves both the house and the lawn. It takes mere seconds for buyers to decide whether they want to look further at your house. Once inside, make sure the house smells good and is pristine clean and decluttered for showings. Countertops and refrigerator should have little to nothing on them. Do you have too much furniture and knick-knacks? Have you put away personal pictures so buyers are not distracted? Price cures almost every ill. Ask for an updated market analysis, and price yourself lower than your CURRENT competition.

You can lower the price to attract more buyers to create more buzz about your house. If your house is the lowest priced of all the comparable homes that are for sale then you will be getting the offers and it may cause a bidding war and drive the price back up.
It sounds like you have done everything else you can do and if it has been on the market for 20 months now then it is time for a price reduction.

Have you had many showings? What was the feedback from the showings? Is the home being advertised?
Usually price or condition are the reasons a home does not sell. Be sure the agent isn't telling you what they think you want to hear.

Do you have any built in objections? High tension power lines, cemeteries close by, highway noise, high traffic street in front, cell phone tower in sight, railroad close (noise), or other things buyers could see as a problem?
It is a buyers market. That means a house with any objections will go to the bottom of the list. What was no problem in 2005 while the market was hot is now a reason few people will buy a house.
Objections or not there is only one solution to your problem. You may not like it at all.
DROP the price! If fair market is $200k offer your house at $180k. That way people see your price and go "That is a deal!". Your house will go to the top of the list instead of to the bottom or middle. If you are fortunate you will get an offer and be able to sell. If you are really really lucky you will create a buying frenzy as multiple buyers bid up the price of your house.
It may not make you any money. You may have to take money to closing to sell quickly. But low price is what gets lookers to turn into buyers.
I would also have a hard talk with your realtor. They need to show you what kind of marketing they have done. It could be poor marketing. Also, have them prepare a new CMA. 20 months is a long time and prices have not remained the same. They are either up or (more likely) down in that time.
It may be time to talk to other agents about getting someone else. It could be in your area little is selling. You need to know the whole situation.
