A seller of mine recently hired a staging company for a home in the low 100s.  The home was vacant.  He had not consulted me and he signed a 6 month agreement (unless the home sold).  I found out that he was paying $1500 a month for that service.  The furniture (nothing fancy) consisted of :

living room
a sofa, loveseat, end tables and 2 lamps, coffee table and a few knick knacks.

formal dining room
table for 6 with 6 chairs, place settings (no china)

kitchen had a few knick knacks

master bedroom has a queen size bed a frame (no headboard), bedding and 2 end tables with lamps.

this was it!!!

He could have rented the furniture for so much less or even purchased it.  It still took 3 months to sell the home.  There is one thing you cannot change... the location of the home.

This was not a wise investment on the part of my client unfortunately and he knew it too late.

Any stats to prove "staging" pays for itself?  Or are simple owner clean-up and decluttering techniques sufficient?

Lucy, thanks so much for the TIPS. Rockport/Fulton TX is a small coastal town so there are few stagers. However, it appears staging is like most occupations...a certification doesn't always mean success. Agree that it's important to select a person that has a proven track record & not a 'cookie-cutter' approach to staging. Thanks again.

There are no specific certifications you should look for. Rather, I'd look at staged homes in the same area and price range as you expect your home to sell for. A shortcut to finding good staging is to see who's staged those homes and interview several of those stagers. Another easy shortcut: Find the local real estate brokerage that dominates the local market - secures the highest sale prices and consistently carries a lot of listings in the area. Stick with the stagers those agents are using. They should know their stuff, and have already preselected the best stagers for your local market. It's also important to note that some stagers are great with a modern aesthetic, while others are better for a more traditional aesthetic. Your home should give you cues on which staging to use. A modern home will shine best (and generally sell for more) if it's staged to highlight the modern aesthetic, for example. Be sure you work with someone who has proven experience staging homes with the same architectural style or aesthetic character as your home. Best of luck to you!

I would check out their portfolio (in a binder or better yet on a website), and ask to speak with past clients. I would try to talk to a seller, whose property was staged, as well as an agent who used that stager for their listing.

INHO these steps will give you better idea about what the person can do. I would also pay attention how easy it is to communicate with the stager (how quickly s/he answers phone calls or emails etc)

Good luck!
