If you are not a licensed Realtor you cannot get paid a commission on a real estate transaction of any kind. it is illegal. Even if you are a licensed Realtor the payment must go through the Broker of record.
If you are allowing someone to advertise FSBO's on your website a flat fee per listing might be more appropriate. Zillow charges 39.95 for anyone who wishes to advertise a for sale by owner.

What commision should i charge?
I was thinking a small percentage of the closing cost for sales and a fee for rentals.
I would also to know if maybe I could ask for a retainer fee instead and how much?
