It depends where in Charlotte. I live in Myers Park and there are plenty of homes without garages. I have a garage, but never use it.
Kitchens do sell houses. And buyers cant always afford to spend money renovating a kitchen-- and cannot often see past the horror of an outdated kitchen.
If you want me to do a driveby or pre-listing viewing and give some renovation advice, let me know. Have done this for agent friends before. One client near SouthPark kept lowering his price... and after 2 years with AllenTate he finally asked for help. I recommended $14,000 in renovations. . . including paint, carpet, hardwood in the entry, a new kitchen, and minor touchups in the bathrooms, listed the home for $50,000 HIGHER than before, got a full price offer and sold it within 30-days. He netted $36,000 for his $14,000 investment.
Hello ~Kitchens and master baths are usually a safe investment since those are the rooms that bring the most return on the sale of the home. Neutrals are always good for selling and updating does increase eyes to the property and possibly more traffic from buyers, but then again it all depends on the buyer profile looking in your particualr neighborhood. I would suggest definitely having an agent come visit your home there in Charlotte since they would be most knowledgeable to what they are seeing from buyers as to what they are looking for in a home and for your area in particular. They could forward you some comparables of recent solds and ones currently active on market so you can see what your competition is and pretty much see if it is even necessary.
