If you are referring to bedrooms it is determined by the design of your septic system. If it is a 3 bedroom septic, you have a 3 bedroom home. If you are on Town Sewer then a bedroom is usually a room with a closet and a door. If you are counting total rooms you would exclude your baths. If you have 3 beds, Eat in Kitchen and a family room you should have 5 rooms.

I struggled with this question as well when I was doing BPO's for Wells Fargo. They required "number of rooms" on their comparative sales report in addition to bedrooms. I found that our county records also specified number of rooms in addition to bedrooms, so I used that definition. They counted rooms including: bedrooms, living room, dining room, kitchen, den, family room. They did not count utility rooms, such as laundry rooms, nor bathrooms, or garages. And if the livingroom / diningroom is not separated with a wall, they count that as a single room. I hope this helps. Best Regards, Sandra

I think this refers to the amount of bedrooms. Not total rooms in the house.
