What criteria do you use to arrive at your "Zestimate"?

There's a "teardown" across the street from our home (6901 SW 73 Court) that you gave a higher Zestimate than ours! And it doesn't even have a garage! How can this be? Our home was totally updated and remodeled in 1994 and it's presently in perfect move-in condition with even a 25K Generator that runs the whole house in case of a power failure (cost: $18,000) Your Zestimate of our property only helps sabotage our sales efforts! Please review your assesment of 6990 SW 73 Court, Miami, FL 33143 immediately!

I think a better solution would be for Zillow to eliminate these Zestimates since they are based on blind assumptions with no consideration to the physical condition of the property or any upgrades that may add value to the home. In essence, you are providing inaccurate information that may be misleading to a prospective buyer even if it's just a "starting place" for comparison. You are comparing apples to oranges!!!  This is very troubling to me. A 5,000 sq.ft home which is rundown and has not been updated simply cannot be worth more than a 4,000 sq.ft home that has been totally updated with new roofing, electrical, plumbing, appliances, landscaping, etc.
I strongly believe you should take a closer  look at your policy regarding "Zestimates".

Zestimate details can be found in the Zillow FAQs.

Zestimates tend to take square footage, lot size etc into consideration.   Condition of the home and generators are not items that Zillow can pick up from public databases and are not used in the calculations.    Therefore, Zestimates are starting places for comparisons, not direct comparisons.

Why don't you claim the home and put in these special features so that the prospective buyers know why your home is special and priced above the Zestimate.
