What documentation do I need to qualify for a Home Loan?

This is the documentation most Lenders are asking for to qualify you for a Home Loan!


  • Drivers license and social security cards
  • 2009 & 2010 1040 returns w/W2s and schedules
  • Last 30 days paystub
  • Last two months asset statements (checking, savings, CDs, money market, 401k, etc.; each account all pages)
  • List of any properties owned w/mortgage statement, tax bill, insurance declaration page (if applicable)
  • Residence information (to cover minimum last two year period)
  • Employer information (to cover minimum last two year period)
  • Number/age of dependents living at home
  • Date of birth/approval via reply to run credit report

Your list is a good beginning; however, there are several others:

Copy of Driver's License and Social Security Card
Child care costs and provider if children are under 13 (required for VA)
Letter of explanation for any credit inquiries or derogitories

And, several more once loan program is determined.
