What does BATVAD mean? I see it a lot in the MI listings?

I am interested in buying investment property in Canton, Westland, Novi, Plymouth, and Belleville area. I see it on 50% of them. Looking to spend and renovate for less than $30k. Other than MLS, what else should I look at?

BATVAI is "Buyers Agent To Verify All Information" so I would guess that BATVAD might stand for something similar like "Buyers Agent To Verify All Data." Maybe a nice MI realtor will pop in to help.
