Thanks for the heads up krw7621 but many IRRRLs are 30 year fixed, do you mean they only do IRRRLs and not do VA purchases or only do IRRRL's with a 3 or 5 year arm? If the later that would be very weird unless they just bait people with "2.25% mortgage rate ".

This company only offers Interest Rate Reduction Refinancing Loan (IRRRL) for Military/Verterans. They do not offer 30 year fixed rates. Check out their website.

If it were me, I would submit a request through Zillow mortgage marketplace and see if you can find a one to one lender that has good reviews and a good rate.
