What does it mean when a house is "pending"

I saw a house that is for sale, but it has the word pending in it, what does that mean specifically?

Pending means that the property has an accepted offer and now the buyers is having inspections, making sure that the title is clear and getting financing finalized.
Due to the many things that can go wrong during this process, we as Realtors do not want to mark the property "sold" and take it off the market because even though there is a contract for the sale of the property, it may not close.We want prospective buyers to know that there is a contract, so that they will not waste time going to see something that maybe sold but can still keep an "eye on the property" just in case the deal falls through.

Dear Crystal:

Good question, You will see Active, Pending and UCB on listings

Active means no contract and available for sale.

Pending means under contract and in escrow. These can come back on the market if the buyer changes their mind during the inspection or the financing falls though.

UCB means under contract but backups are being accepted. This is used for a short sale when the seller has signed a contract but waiting for their lender to accept a purchase price that is less or short of what is owed.

It means there is a contract on the home and the buyer is working through inspections and the closing process.
