It means that the land is part of the sale. When it says "lease", then the land is separate from the house/improvement and there will be an additional cost to lease the land. Lease lands do have a separate contract and it also has a timeframe.

It means title to the land is held in "Fee Simple". It's the highest form of ownership and it means you own the land as opposed to leasing the land.
