Usually the seller is looking for more than what their home is worth. If someone is willing to pay it they will sell. They typically are not highly motivated to sell and are just testing the market.

Great Question!  Sort of Odd Marketing Tactic!  Usually when agents or homebuyer's create odd marketing terms its because they want to get the property noticed.  The downside on this type of comment is that the Seller may run the risk of stating that they will take a lowball offer on the property! Although this may not be the case it sort of implies.  I do not know the entire comments but if you want to send me the information I can look it up for you.

I am real estate in your area and I can contact the agent or homeowner and ask what they mean and how low they think they decide to negotiate on the property.
