Hi Gracie,
As a real estate agent, if your home is not showing or selling, most of the time it is because it is priced too high for the area. Have your agent run a new comparitive market analysis and see where your home rates to ones that have SOLD not ones that are active. Only pick the one that are very close in structure to your home and that should tell you where you should be priced.

If you have a new place to live and would like to move on you can offer your home as a lease purchase once the listing expires. We are lease purchase consultants and could help you structure such a deal if and when you decided to go for it. Typically we can find you a buyer within the first 30 days as opposed to the average of over 10 months of which you are at the mercy of now.

I have only been listed for 13 days and have had 3 showings and my house for a buyer is one of 2 they want to make an offer on. But going forward what can do make sure I'm doing everything I can for spring selling.

Lower the price. There are so many houses listed that nobody cares about the granite or CAT-5 wiring.

ok klarek, I agree with the cat 5 wiring comment (WTF is cat 5 wiring?) but people DO CARE about granite counters! I estimate that I lost out on 2 possible sales because my kitchens and bathrooms do not have granite and solid wood cabinets.

If you trully have somebody interested, consider calling your agent and ask them to let the other party know that if you can agree to some terms, you will pay for their home inspector.
1. It shows you are not hiding anything (trust)
2. If it fails from there, you now have a home inspection to assist you and all future prospects.
Sometimes the seller making a first move keeps the buyer focused on your home. Yes it can make a buyer think you are desparate, but better to get them to offer on yours rather than somebody else's. The reality is most sincere buyers do not want to lose a home they offer on, they don't want to overpay, but they do want the house.

jkonstant, great point, the only thing is the husband wants the home and the wife is not sure, she thinks they might want a bigger kitchen, how do i get around that?

There are so many things you can change but unless you are willing to do major structual changes, it is what it is. One thing that I have my clients offer is a one year home warranty.
How is your curb appeal.. if it needs paint offer a painting bonus.. There are alot of things to get people to go your way. What consumers want is more for less esp. since the market is flooded with all these REO's.

This is a great looking home, great curb appeal, in great condition also, so i think i will let the spring market come and see where we are at in about 30 days

Something I installed in my condo that didn't help it sell. Essentially it's your ethernet cable. I wired up all the rooms to provide a consistent and safe bandwidth to all terminals. While it wasn't expensive since I was putting in new flooring at the time, it was a PITA.

A nice simple vase here and there with pretty, fresh flowers. Neutral paint colors (but not white, which is too stark). Look at a high-end furniture catalog - are your rooms staged like the ones in the catalog? For example, is your home clutter-free.? Can't stand looking at cluttered homes - big turnoff. If there is carpet with hardwoods underneath, let buyers know that (in case they're not carpet people). Klarek, I would love a pre-wired home for wifi! Have good pictures online, and make sure you don't use a wide angle shot in the wrong room (it's soooo bad when you see an obviously fake shot of a bathroom - the toilet looks three times as wide as it does in person. Bad!) Make sure your home is priced right for the market (a little below if you're really looking to sell). Bury a St. Josephs statue (upside down) in your front yard. Good luck with selling your home!
