What happened to the price and the Zestimate? They are so different. Local trend???

The house sold for less than 50% of the Zestimate, which seems to have trended downward after or during December 2009.  What happened?  Is there a local trend?

In my experience with this site Z-estimates are accurate only about 1 in 3 times. So, no, this has nothing to do with local trends in SF real estate. Our market has been stable since about the fall of 2009.
