What happens if the homes around me are not 'assessed' properly because you don't have current data?

the house across the street (34 Baldwin Avenue) had the house torn down, in place is a 3500+ square foot house on an 'undersized lot'... the house next door (33 Baldwin Avenue) is currently for sale @ $499,900... Doesn't this bring up the value of my house up?  It seems to have gone down on "Zillow" since I last checked. Where are you getting your data/info from? Is it updated accordingly to reflect new construction, etc?

When a home is torn down (having been purchased at a bargain price)  and rebuilt, Zillow eventually gets new information from the county offices but it tends to be pretty slow (measured in years not months).   The sales price tends to be a chain around the neck of the Zestimate for some time.     Of course, the owner can claim their home and edit the home facts to show the rebuild stats.    When the tax assessment number reflects the rebuild assessment, that will also be included in the Zestimate.

The asking price of a neighbor's home listed for sale  is not included in Zestimate calculations.    When it is actually sold and the sold price recorded, then the actual sales price may impact your Zestimate.

If you need more accuracy than a computer model value (estimate) using public data, hiring an appraiser may be helpful.   Zillow does not offer assessments or appraisals.
