Is the seller going to be absent because there is a dispute?  They had sellers remorse?  What?

The seller does not have to be at closing. There are many sellers who never come to closing. The seller can pre-sign the deed.  The sellers attorney can sign the HUD at the closing table.  Every thing goes along as if the seller was there.  The agent gives you the keys and you have a new home.

You need to follow the contract in escrow to the letter. If the seller breaches the day of close by not signing, then you need to seek legal advice ASAP to see what you can do.

It does happen, but often a little legal arm twisting up front can "encourage" a reluctant seller to follow through and sign.
