What happens when you see a serious mistake on the value of a group of homes ?

Your value of a group of homes misses the fact that several homes in the development are in a very exclusive school district while the vast majorty of the homes are not ...and the homes in the district command a higher price. Also what happens when you count the number of rooms or baths wrong ?

It should be understood that Zillow is attempting to have a Zestimate on every home in the country without actually ever seeing any home.  At best the Zestimate is a starting point for value, but it should never be used as the final determination.  Many aspects of real estate are local and could never be determined by a national valuation model.

The two data points that Zillow uses in the Zestimate that will adjust for the value added by the very exclusive school district are previous sales prices on a specific home as well as tax assessed value on the specific home.  The school district listed on the home page is an approximation from education.com and is not part of the Zestimate formula.   Of course, if you claim your home you can change it and that may be of value for future buyers getting the correct information.

If the homes in the other district sell for more money or have higher assessments then Zillow will be able to see that in the numbers and will probably value them higher. They will probably still average them closer to the other houses over time though since they are similar houses, close together.

If your school is listed incorrectly, you can claim your house and edit them. You can do the same thing with the bed/bath count. The link to claim in under the yellow "edit" pencil on the home page beneath the main house photo. Wrong information like square footage or bed/bath count can affect your Zestimate so they are worth updating from what I have seen.

I think this would mean that whatever public record info that Zillow conglomerates, and monetizes, is wrong.
