What if the information on my appraisal is incorrect, such as the number of bedrooms/sq. ft.?

The appraisal I received listed my home as a 3 bedroom and 1818 sq. ft. The correct information is that the home is 4 bedrooms and 2000 sq. ft. How much will this affect the appraisal price quoted? I have also added another storage building and security lighting around the home. Will these improvements increase the value of the home and by how much?

Who did your appraisal?

In some markets, bedrooms require a door, a window and closets to be considered bedrooms, and must be located in a heated area of the home that is directly accessible from other parts of the home-- meaning it can't be located in a detached garage or a basement without access from the main house. Other markets there are other criteria. And there are similar requirements for square footage measurements.

Security lighting is a good thing, but won't typically add any value. Storage buildings may add value, but it depends on the size of the building, and often will be less than what you paid for it, but it depends.

Call the appraiser and the lender who ordered the appraisal.      The square footage and number of rooms is a major error.     Outdoor lighting and storage building are not significant.

It could affect the price by thousands of dollars.  I would contact the appraiser, and ask that they make the proper adjustments.  The storage building, if on a permant foundation, should add some value as well.  The lighting may or may not contribute depending on the amount and sophistication of the lighting.

Yes, it will increase the value.  An additional bedroom and more sq ft will definitely affect it.  Was the appraisal recent?  You might want to call them and have them reappraise it.

Hello,
If your appraisal was wrong call the person who did it and tell them.
Outside lighting is a good thing to do but does not add value. I dont know what you mean by a storage building so I cant tell if that will ad value. Good luck
