What is An Abstract ?



Lake Charles, LA Real Estate Attorneys usually do not ask for an Abstract anymore to examine Title.  With today's technology everything can be found online to review.   The Abstract  should  be conveyed to the new Buyer at closing.

The Abstract is not required to close on a property but it is nice to have.

You can find alot of helpful information in an Abstract  which is the condensed history of the property containing:

  • Original land information
  • Plat Map
  • Lot & Block Diagram
  • Subdivision Restrictions
  • History of the Property
  • Recorded Deed
  • Recorded Mortgage
  • Legal Actions/Suits Filed

Sometimes Buyer will choose to have an Abstract updated at their own cost.  If there is no Abstract Buyer may also choose to have a new Abstract built.  This means binding all of the document history of the property (this is why it is more costly).

Marilyn provided a very complete and excellent answer.  the only supplement to it that I have is to say that there are still a few or at least one state (Oklahoma)  where the abstract is still required to change hands.  Since your question is for Louisana...that doesn't apply to you but on the off chance you are asking related to property in Oklahoma- thought it might be worth mentioning that it is required there.  I think there is one other state where it's required- not sure.
